Description
Campbell Hall Apartments was a proposed 41 unit affordable housing project in Tucson Arizona.  This 2 acre urban infill site is located within the state enterprise community, City of Tucson designated affordable housing area and the American dream down payment initiative (ADDI) area.  The developer applied for federal tax credits through the Arizona Department of Housing (“ADOH”).  

Campbell Hall Apartments will consist of 41 family apartments in 4 two-story buildings, with on-grade parking. Construction will be Type V, wood-frame construction.  The design will be a modern California style. A decorative banding with stone accents below will be incorporated. Balconies and patios will be framed and covered. 

There will be 70 on-grade parking spaces (41 covered). Outdoor amenities will include landscaped areas, a clubhouse, tot lot, BBQ area, and a pool and spa. These spaces are designed to encourage residents to come out of their units and interact with the tenant community.  Each unit will have central air conditioning, a frost-free refrigerator, dishwasher, garbage disposal, stove, mini-blinds, carpet, storage closet, cable TV hookup, and a patio or balcony.

LAG services include:

As the project manager, LAG staff members worked with the developer to identity the project site by utilizing existing relationships with property owners within target area. LAG staff members negotiated the terms of the acquisition agreement contingent upon potential funding sources and time constraints.  LAG staff handled all acquisition documents, due diligence, site visits, and management of consultants including architect and engineers, pro forma analysis, zoning approvals, neighborhood meeting, city support letters and the completion of the LIHTC application to the ADOH in accordance with the developer.
