Desert Oasis

Description
A 68-acre mixed-use project which will be developed as a vibrant community featuring commercial, office, residential, hotels and expansive open space.   The project has approximately forty five acres (45.3 acres) of gated residential land uses with a maximum of seven hundred (700) single family attached and/or detached units, and approximately 3 acres of open space.  There are thirteen an one half acres (13.7 acres) of commercial office and six and one half acres (6.4 acres) for a Hotel.

The project has been broken up into six planning areas.  Planning Area I thru 3 will include very high density residential land which allow for up to 18 dwelling units per acre.  The developer is proposing a detached townhome for purchase with the ability to place a handful of single family detached homes in the area.  There will be a recreational facility for the residents which will include a pool and spa, tot lots, tennis and volleyball courts.  Planning area 4 has been proposed an open space area with water features (lakes), bicycle and walking trails which will include fitness stations.  The open space will be utilized as for recreation and picnic areas as well. Planning Area 5 will be commercial and retail oriented.  The space will include commercial, office space restaurants, community center and a state of art fitness facility.  Planning Area 6 will provide space for a four-star hotel resort.

LAG services include:

LAG has been retained a project manager for the multi-phased project.  As the affordable housing consultant on the project, LAG will work with the developer to allocate a portion of the residential units as workforce housing units (rental and for-sale) and independent senior housing units.  LAG will work with the developer to apply for tax-exempt bond financing and other gap financing proposals to the County of Riverside.
