Highland Heights

Description
72-unit mixed-income lease-to-own housing development located in the City of San Bernardino.  This community is comprised of a four 3-story California contemporary building surrounding a central courtyard with stucco exterior, wood trim and accents. The goal was to create an affordable community while also offering style and amenities comparable to market rate housing.

Each unit will include a tile entryway, dining area with ceiling fan, solid oak cabinetry, kitchen pantry, full size gas range, dishwasher, washer/dryer hookup, linen storage and walk-in closets, spacious kitchens with built-in appliances, designer window treatments, central heating and air conditioning, cable TV, and emergency pull-cords and smoke alarms.  

Community amenities include a clubhouse, swimming pool, exercise pathways, gazebo, fitness center, recreation center, gated entry, and picnic and bbq area.

LAG services include:

The Landacq Group was retained by the developer to facilitate the acquisition and development of multiple affordable housing projects.  LAG is working with the developer to identity project sites for future affordable rental housing projects located inside and out of redevelopment project areas, urban renewal communities and enterprise communities.  LAG has utilized existing and established new relationships with property owners within target areas for potential development sites including off-market list.  As project managers we negotiated the terms of acquisition agreement contingent upon potential funding sources and time constraints.  LAG is in the process of identifying gap financing availability including tax increment financing, CDBG and HOME funds, and low income housing tax credits.
