Neighborhood Stabilization Program

Neighborhood-Stabilization-

HUD's new Neighborhood Stabilization Program will provide emergency assistance to state and local governments to acquire and redevelop foreclosed properties that might otherwise become sources of abandonment and blight within their communities. The Neighborhood Stabilization Program (NSP) provides grants to every state and certain local communities to purchase foreclosed or abandoned homes and to rehabilitate, resell, or redevelop these homes in order to stabilize neighborhoods and stem the decline of house values of neighboring homes. The program is authorized under Title III of the Housing and Economic Recovery Act of 2008.
The Landacq Group is eminently suited to facilitate these efforts because we have specialized in providing and facilitating redevelopment and affordable housing efforts.  LAG diligently employs a project management approach which includes public-private partnerships, community outreach, and affordable housing project facilitation and management including CDBG program and prevailing wage requirements.

LAG services include:

  • Coordinating bulk acquisitions of REO and foreclosures with lending institutions
  • Coordinating and facilitating marketing campaign for qualified homebuyers
  • Partnering with Non-profit group to faciliate homebuyer education and counseling services with HUD approved housing counseling agency
  • Implementing tenant selection process
  • Providing cost estimates for rehabilitation, demolition/redevelop and/or demolition/land bank including pro formas, sources and uses and operating budget
  • General contracting services and construction management services
  • Facilitating the rehabilitation of bank-owned properties
  • Facilitating the demolition of bank-owned properties
  • Facilitating the redevelopment of demolished bank-owned properties
  • Building permit procurement process
  • Management of final inspection
