Description
The proposed Vintage Oaks Apartment project is located at 8685 Old Redwood Highway in Windsor, CA. The project site is a 1.66 acre vacant site located within the Town of Windsor Redevelopment Project Area.
The project will consist of one 3-story building with parking on grade. There will also be a recreation center, contained within this building. Construction will be Type V, wood-frame construction, with color cast clay tile roofs, stucco exterior and wood trim. The design will be a classic California contemporary style. Patios/balconies will be provided for all units.
All units will be restricted to residents earning between 30-60% of the Area Median Income as published by HUD. The proposed rents include a utility allowance. Vintage Oaks will consist 41 covered and 22 uncovered parking spaces will be provided, for a total of 63 spaces. Handicapped and visitor parking will be placed throughout the parking areas.
All units will include plush carpeting in living areas, vinyl flooring in kitchen and baths, patios or balconies, mini-blinds throughout, central air and heat, and energy star kitchen appliances including range, refrigerator, dishwasher, garbage disposal, cable television and high speed internet available. Outdoor recreational amenities will include a playground, and picnic/BBQ area.
All common areas will be professionally planned and decorated. Amenities will include, entry lobby with designer flooring, seating and décor, recreation room including TV and lounge area, seating and manager’s office, computer center with free high speed internet, community laundry facility and computer classes and educational seminars. Exterior common areas will include BBQ and picnic area, tot Lot and landscaped open areas
The developer will be applying for low income housing tax credits from the California Tax Credit Allocation Committee. Estimated project costs: $18M |
