Description
Workforce housing is a relatively new term that is increasingly popular among planners, government administrators and housing activists, and is gaining cachet with home builders, developers and lenders. Workforce housing can refer to almost any housing, but always refers to affordable housing.  Workforce housing is moderately priced and addresses the demand for new homes generated by households with annual incomes ranging between $35,000 and $75,000.
LAG has a wealth of knowledge and experience in the development of affordable and workforce housing.  Whether its tax increment financing or low income housing tax credits, LAG possesses the knowledge and expertise, necessary to locate and target specific sites which will competitively compete for the various sources of local, state and federal funding. 

LAG services include:

  • Identity and analyze potential housing development sites for affordable rental housing projects located inside and out of redevelopment project areas, urban renewal communities and enterprise communities
  • Utilize existing and establish new broker relationship to facilitate locating actively listed properties
  • Utilize existing and establish new relationships with property owners within target areas for potential development sites including off-market listings
  • Perform site visits
  • Negotiate terms of letter of intent contingent upon potential funding sources and time constraints
  • Preliminary pro forma analysis
  • Low/Mod housing, CDBG and HOME funds availability
  • Identify and analyze potential soft financing sources through redevelopment agencies
  • Research potential NOFA's and application deadlines
  • Preliminary needs assessments for various housing types per city staff
  • Amenity scoring and verification
  • Coordinate with various cities for the development of city owned property for mixed-use and subsidized housing projects
  • Research and analyze existing and future project pipelines (city or county specific)
  • Research entitlement process and funding proposal process for RDA funding
  • Coordinate necessary meeting with city council, neighborhood associations, consultants, planning staff and redevelopment staff members
